We are at the crossroads of the beautiful Hudson River Valley and are the largest conference center in the area. We are located at the junction of Interstate 84 and Route 9. The Holiday Inn Fishkill boasts 157 Guest Rooms including 2 beautifully appointed suites. This hotel features an outdoor pool and gazebo, free high speed internet access & fitness center. Amenities also include complimentary newspaper, in-room safe, coffee maker & refrigerator. Our rooms are pristine and we have new mattresses on all of our beds. Our restaurant, The Fishkill Grill, serves a delectable breakfast buffet along with a la carte selections, lunch & dinner. Room service is also available. The lounge, also known as The Brass Rail, is a popular spot in the area for locals and hotel guests to come in for cocktails & entertainment. The Holiday Inn Fishkill has a 10,000 square foot ballroom divisible into 4 sections with theater seating up to 700 and banquet seating up to 500. Boardroom and break-out rooms are available.The Holiday Inn Fishkill provided easy access to all of the areas local shopping, restaurants and attractions. Position in Market/ Price Positioning:
Combining location with the local businesses in the area leads to our primary market: corporate. This is broken down into three categories including corporate transient, corporate discount (LNR) and corporate group. The Holiday Inn, Fishkill is the only hotel in the area that boasts over 10,000 square feet in meeting space making us the leader in meetings and events. Right now we have a strong hold on the meeting market with many groups and associations, and a weak hold on our sleeping room market. We have not restructured our meeting room/menu prices but we have lowered our sleeping room rates in order to capture the market in the hopes that we can retain new business. Rates will continuously be reviewed accordingly to weekend demand with particular attention given to setting the highest rates on Friday & Saturday, which are our highest demand days. On weekdays we will position ourselves competitively to attract the business traveler.
Strengths:
The Holiday Inn is one of the area’s only full-service hotels, and competes against a variety of mid-market & economy hotels in a small radius. The hotel has key advantages such as brand name loyalty, location and full-service restaurant including room service and the Brass Rail Lounge. The hotel currently has a strong base with its priority club members and competes with the newer properties by offering competitive rates. The Holiday Inn competes head to head with the moderate limited service properties in corporate and rack rates. The Holiday Inn offers local negotiated rates to companies in the market with lower expectations of qualified room nights. These rates are slightly lower than the newer moderate price hotels. The hotel is at a competitive disadvantage by not providing amenities such as two phone lines, high speed internet access, a well-equipped exercise rooms, flat screen televisions and more modern sleeping rooms.
Local Market:
With the amount of conference/meeting space the hotel is also becoming home to many groups & associations and is very well known in the leisure market. The Hudson Valley area offers many catering venues. The hotel’s convenient location makes wedding room blocks a significant factor in weekend business. The secondary market consists of transient leisure travelers.
